Washoe County's combined rate

Washoe's base county rate is about $1.39 per $100 of assessed value, but every parcel also carries city, school district, and special-district levies on top. The total combined rate in the City of Reno runs about $3.66/$100, with Sparks and unincorporated Washoe close behind. That's essentially at the statutory ceiling — NRS 361.453 caps the combined rate at $3.64, with a small voter-approved override pushing Reno slightly above. Practically, there is little rate variation within Washoe; the number that moves your bill is your home's taxable value, not which neighborhood you pick.

New vs resale changes this materially. The numbers above assume taxable value ≈ purchase price, which is roughly true for new construction. On an older resale (Villa Toscana, Quail Run), the home's improvement value has depreciated, so taxable value sits below the sale price and the bill comes in lower — often closer to 0.5–0.7% of what you pay. The cap-reset trap — Washoe edition

The 3% annual cap protects the current owner, not the next one. When you close, Washoe re-sets the parcel and your bill starts fresh at the numbers above; the 3% cap then limits future increases from your baseline. The low tax figure on the MLS listing is the seller's capped bill after years of ownership — it is not what you will pay. We've seen first-year bills run double the figure quoted on the listing. Always re-run the formula yourself.

File the owner-occupancy form — or pay 8%

Washoe County mails an owner-occupancy / tax-cap card after a sale. If you don't return it claiming the home as your primary residence, the parcel defaults to the 8% high cap and you overpay. The 3% low cap is not automatic. File it promptly after closing; corrections are generally only retroactive to the current tax year.

  • Nevada bills run on a July 1–June 30 fiscal year, payable in four installments (August, October, January, March).
