Del Webb built the majority of the community across three named collections — Willow Bend, Sun Meadow, and Sage — spanning roughly 2002–2015. Village Builders (also PulteGroup, formerly a Houston-based luxury brand) built a smaller section with 6 plans in larger footprints, predominantly in later phases.
The two sections share the same Resort amenities, the same HOA structure, and the same Bexar County tax framework. They don't share the same design vocabulary or resale dynamics. Knowing which section a listing is in matters.
Del Webb organized HCR into three collections differentiated primarily by square footage and lot positioning. Most single-story; the Savannah plan in Sun Meadow offers an optional second-floor loft.

Village Builders' 6 plans all start at 2,150 sq ft — there is no Village Builders entry-level plan equivalent to Del Webb's Willow Bend collection. These are larger-footprint homes built in later phases with slightly updated construction standards.

Windmill, Sagebrush, Meadowlark (1,800–2,288 sq ft Sun Meadow): These are the volume sweet spot. Broad buyer appeal — large enough for occasional guests, small enough to maintain, priced in the $320K–$420K range. If a well-maintained example hits the market, expect multiple offers within two weeks.
Live Oak and Hackberry (Sage collection, 2,346–2,456 sq ft): The premium single-story plans have consistent demand from buyers who want space without stairs. Supply is constrained because fewer were built. Prices $400K–$520K.
Kerrville (Village Builders, 2,584 sq ft): The casita option makes this the most distinctive plan in the community for buyers with an adult child or caregiver situation. Limited supply, consistent demand.
Juniper and Sycamore (sub-1,300 sq ft): The smallest plans struggle unless priced aggressively. Buyers who want under 1,400 sq ft often prefer newer construction elsewhere; the aging systems on 20+ year old small plans generate hesitation.
Elm (4-bedroom, 2,558 sq ft): The 4-bedroom Del Webb plan is rare and should theoretically command a premium. In practice, 55+ buyers rarely need 4 bedrooms, and the layout trades primary suite quality for room count. Often priced incorrectly by sellers who think "more bedrooms = more money."
Savannah with unfinished loft: The Savannah's value proposition is the 3-car garage and optional loft. When the loft was never finished, buyers pay Savannah premium pricing for a storage room over the garage. Value depends entirely on whether the seller invested in the upstairs finish-out.
Village Builders homes command approximately $15–$35/sq ft premium over comparable-era Del Webb plans. On a 2,500 sq ft home, that's $37,500–$87,500 in purchase price differential. The justification: newer construction, larger footprints, and slightly upgraded standard finishes.
Whether the premium is worth it depends on your horizon. If you're buying and holding 10+ years, the newer construction quality and lower near-term maintenance costs support paying the premium. If you're 5-year or less, resale liquidity is better at the Del Webb price tier simply because the buyer pool is larger.
The smartest HCR resale buyers typically filter by plan name first, condition second, and price third — not the reverse. A Windmill at $370K in excellent condition beats a Meadowlark at $350K with a 2003 HVAC system and original kitchen. The plan name tells you what you're getting; the condition tells you what it'll cost to own.
If you're targeting a specific plan, set MLS alerts by square footage range. Most listings won't specify plan name in the title — filter 1,750–1,900 sq ft for Windmill, 2,200–2,350 sq ft for Meadowlark, 2,500–2,700 sq ft for Savannah/Bandera tier.
Village Builders plans are identifiable by their Texas town names (Seguin, Brenham, Kerrville, etc.) in the original sales documentation. If the MLS doesn't specify and the listing agent doesn't know, the larger square footage and later build year are the tell.
