The Yuma Retirement Case

Yuma holds the Guinness World Record for most sunshine — over 4,000 hours per year, more than any other city on the planet. Winters are genuinely mild (highs in the low 70s from November through March). The Colorado River runs along the city's northern edge. And Yuma is Arizona's most affordable retirement market — significantly cheaper than Phoenix, Tucson, or Prescott.

The snowbird population is enormous. Yuma swells from about 100,000 permanent residents to 200,000+ from November through April as RV parks, manufactured home communities, and stick-built 55+ neighborhoods fill up with retirees from Washington, Oregon, British Columbia, and the Midwest. The social infrastructure — golf, pickleball, arts, clubs — is built around this seasonal surge.

Honest reality: Yuma in summer is extreme even by Arizona standards. July and August regularly exceed 115°F. The permanent year-round population is comfortable with this because the tradeoff — five months of near-perfect winter weather — is genuinely exceptional. Snowbirds simply leave. Year-round buyers accept the summer as the cost of entry for the best winters in North America.
