North of the Missouri River, Clay County trades urban density for airport proximity, newer master-planned construction, and one of the strongest applications of Missouri’s senior property tax freeze in the metro. Here’s what actually lives here — and who it fits.

Talk to a Specialist →“The Northland” is local shorthand for everything on the north side of the Missouri River — Clay and Platte counties together, split by I-29/I-35 running north out of downtown. This guide covers the Clay County side, where the metro’s verified 55+ inventory sits: Kansas City, Missouri neighborhoods inside Clay County, built around the Green Hills and Shoal Creek Valley master plans. Platte County, home to Kansas City International Airport and the metro’s lowest property tax rate, borders Clay to the west but doesn’t currently have a verified 55+ community of its own in our research — worth watching as that county continues to grow.
Downtown Kansas City is roughly a 15–20 minute drive south across the river via I-29/I-35 or US-169, depending on traffic and exact address. KCI Airport sits close by on the Platte County side — Genesis Trails at Green Hills is about 8 miles from the terminal, among the shortest airport commutes of any 55+ community in the metro. That matters more than it sounds: frequent flyers to see grandkids, easy pickup for visiting family, and a straightforward drive that doesn’t cross downtown traffic.
Brookfield Residential villas built inside the larger Shoal Creek Valley master-planned community. Residents get access to two clubhouses, a water park with a lazy river, and the adjacent Shoal Creek Valley Golf Course. It’s the smallest community in the Northland by home count, but the richest master-plan amenity access of anything in this corridor.
Community details →Sits inside the Green Hills master-planned community, roughly 8 miles from KCI. Target, Costco, and Hy-Vee are all within about 10 minutes. Wooded lots, homes priced in the $200Ks–$300Ks. Clay County’s SB 190 freeze is active here — the application window runs January 1 through March 31 each year, and it requires an annual affidavit, unlike Jackson County’s one-time application.
Community details + cost guide →Clay County’s effective property tax rate runs around 1.04%, which works out to roughly $3,640 a year on a $350,000 home before any senior relief. Missouri’s SB 190 freeze locks that bill at the amount owed in your application year once you’re 62 or older and it’s your primary residence — but Clay County requires you to file an affidavit annually between January 1 and March 31 to keep the freeze active, which is a real administrative step buyers in Jackson County (one-time application) don’t have to think about every year. Confirm the current window and paperwork with the Clay County Assessor before you rely on it.

Selection is the honest trade-off. Two communities, 162 total homes, is the smallest inventory of any corridor in this guide — Johnson County and Wyandotte County both offer several times the number of listings to choose from. The Northland also sits furthest from the established retail and dining corridors of Overland Park or Leawood; day-to-day errands lean on the Zona Rosa shopping area and Liberty rather than a dense suburban core. If you want the biggest menu of floor plans and price points, or you want walkable big-box shopping minutes away in every direction, Johnson County or Lee’s Summit will show you more.
The Northland fits buyers whose calendar revolves around KCI — frequent flyers, families who fly grandkids in and out often, or anyone who wants a short, traffic-light drive to the airport rather than a cross-metro slog. It also suits buyers who want new-build construction inside a genuine master plan (golf, water park, trails) without paying Johnson County prices, and who are comfortable filing one extra piece of paperwork a year to keep the SB 190 freeze locked in.
