Del Webb Maygrass changes that. PulteGroup broke ground on the welcome center and model park in early 2026, marking the brand’s first age-restricted community in the Columbus market.
The pitch from Pulte’s own division president is blunt: retirees want to stay close to children and grandchildren rather than relocate to a warm-weather state. Maygrass is built to let them keep the family proximity and still get the Sun Belt amenity package.
Don’t confuse it with its sibling. Del Webb is opening two Columbus-area communities at once. Maygrass (Plain City) is age-restricted 55+. Del Webb Explore at Northstar (Sunbury) is open to all ages despite carrying the Del Webb name. If a true 55+ neighborhood is your requirement, Maygrass is the one.
The amenities
Maygrass centers on a clubhouse of roughly 17,000 square feet with both indoor and outdoor pools — the indoor pool is the detail that actually matters in Ohio, where an outdoor-only pool sits unused from October through April. The amenity list includes a fitness center, movement studio, multi-purpose rooms, a golf simulation room, and outdoor gathering spaces with fire features. Outside the clubhouse: pickleball and bocce courts, a community garden, a dog park, and miles of walking trails across the 175+ acres of preserved open space.
Homes come in three ranch design collections, all single-level, with Del Webb’s upgraded included features. The three core floor plan families — positioned from the more compact to the larger “Prestige” tier — let buyers size into the price they want.
The real cost math
Maygrass sits in the Plain City area near the Union and Madison County lines, west of US-33 and about ten minutes from I-270 and Dublin’s Bridge Park. The exact taxing district determines your property tax, so confirm the parcel before you commit. Here is a representative all-in estimate for a mid-tier home:

The HOA reality check: A full resort-amenity Del Webb HOA runs meaningfully higher than a small Epcon Courtyards association. You are paying for the staffed clubhouse, the lifestyle programming, and two pools. If you will actually use the clubs, classes, and pickleball leagues, it is good value. If you mostly want a quiet ranch and a tidy yard, an Epcon community will cost you $75–$150 less every month for amenities you may not touch.
The honest take
Maygrass is the right choice for the buyer who wants the social machine — the new-friends, full-calendar, never-bored version of retirement — and wants it without leaving Ohio. The indoor pool and the lifestyle director are the genuine differentiators in this market; almost nothing else in Central Ohio offers staffed, year-round resort programming at this scale.
The trade-offs are honest ones. It is new construction, so early buyers live in an active construction zone for a few years while the 711 homes fill in. Plain City is genuinely west of the metro — convenient to Dublin, less so to the east side and the airport. And the HOA premium is real. Run it against an Epcon Courtyards alternative closer to your family before deciding the resort package is worth the monthly difference.
