What the data actually shows

On the largest active-adult listing site, the entire city of Foley — the hub of 55+ housing in the county — shows no large communities, no medium communities, and just four small communities (under 500 homes each). Gulf Shores and Orange Beach, the beach cities everyone pictures, have essentially no dedicated for-sale age-restricted communities at all. The beachfront is condos, vacation rentals, and single-family homes in all-ages neighborhoods.

That isn’t a knock on the area. It’s a structural fact: the Alabama Gulf Coast developed as a tourism and second-home market, not a retirement-community market the way Florida’s Gulf Coast did. The active-adult product here is small, local, and concentrated inland in Foley.

What gets miscounted as “55+” — and isn’t what you want

Assisted living and care campuses

Names like Brennity, Diversicare, Sea Pines at Bon Secour, Oyster Bay Village, and the various rehab and memory-care centers show up constantly in “55+” searches. These are care facilities — you pay monthly for a unit and services, you don’t buy a deeded home. Worth knowing for later life; irrelevant if you’re an active buyer now. Even LiveOak Village can confuse people, because the for-sale gated subdivisions sit on the same property as an assisted- and independent-living center. The homes are real for-sale real estate; just don’t let the shared name make you think the whole thing is a care facility.

Age-targeted, not age-restricted

Many low-maintenance new-construction neighborhoods are marketed to retirees but carry no legal 55+ deed restriction — anyone of any age can buy. That’s fine, and often a good value, but know what you’re getting: no guarantee your neighbors will be your age, and no age-restricted resale protection. Always ask whether the restriction is recorded in the covenants.

RV resorts

Bella Terra in Gulf Shores is a beautiful, upscale RV resort — you own or lease a lot for a motorhome, not a house. It’s a genuine option for full-time RV retirees, but it’s a different product entirely.

So what do most retirees here actually do?

Three common paths: (1) buy in one of the small Foley communities above for the gated, low-maintenance, same-age experience; (2) buy a single-family or patio home in an all-ages neighborhood in Foley, Daphne, or Fairhope and accept a mixed-age street in exchange for more choice and often lower fees; or (3) buy a condo or cottage right on the water in Gulf Shores/Orange Beach and absorb the much higher insurance cost for the beach lifestyle. The bottom line. Come for the beaches, the low taxes, and the cost of living — not for a deep bench of 55+ communities. If a structured active-adult community is non-negotiable for you, your realistic choices are LiveOak Village and Ethos in Foley, and you should tour both before deciding the coast is right.
